Standard Contract Servicing: Standard Contract servicing monitors the repayment of the principal and interest loan due to the Seller/Lender.

Retained Reserves: This type of escrow service holds funds that will be used to pay property taxes and homeowner's insurance on behalf of the homeowner.  This service can also cover space rent, LID payments, association dues and many more.  These amounts are due in addition to the loan balance owed to the Seller/Lender.  First Mortgage holds the funds and issues payment as the billings become due on the property.

Pass Thru Reserves: This type of escrow service collects funds that will be used to pay property taxes and homeowner's insurance on behalf of the homeowner.  These amounts are due in addition to the loan balance owed to the Seller/Lender.   The Seller/Lender will be the party responsible for paying any billings due for the property.

Sale Transaction Escrows: In the context of real estate transactions, an escrow service is used to hold funds until all conditions of the sale are met. Once everything is in order, the funds are released per the instructions provided.

Rent/Lease Escrows: Some escrow services hold rent or lease payments, releasing them to the landlord at the appropriate time. This can provide security for both parties involved.

Construction Escrows: In some construction projects, an escrow service is used to hold the funds that will be used to pay the construction company. The funds are released at various stages of the project to ensure that the work is being completed as agreed upon.
